MATAWAN, NJ – American Properties Realty, a New Jersey-based full service real estate company, has announced that The Preserve, its luxurious condominium community in Matawan, N.J., is offering several incentives for homebuyers, including an unprecedented 4.25 percent interest rate on home mortgages, through Jan. 31.
The 4.25 percent interest rate for 30-year fixed home mortgages offered by American Properties’ preferred lender, MetLife Home Loans, is among the lowest offered in recent history and is significantly lower than the national average, 4.87 percent.
"In the current economic downturn we are thrilled to be able to offer such incentives to help buyers purchase homes," said Paul Csik, senior vice president of sales and marketing for the Iselin, N.J.-based American Properties Realty. "This 4.25 percent home mortgage is a once-in-a-lifetime opportunity, but it will be available for a limited time only."
In addition to the low interest rate, American Properties has announced its "Home of the Month" program, in which they present a specific home at a reduced price. The first home to be offered, a 1,491-square-foot Bramley model, includes two bedrooms, two bathrooms, an open floor plan and an oversized living room. The incredibly affordable price is only $249,999 -- $20,000 less than the original price, and a $10,000 reduction from current prices.
"The model chosen for the ‘Home of the Month’ is one of our more popular ones, of which there are only four left," said Csik. "This particular unit faces west, so it gets incredible natural light, is on the ground level and includes approximately $5,000 in upgrades – it’s an amazing bargain."
Furthermore, first-time homebuyers purchasing at The Preserve will continue to receive the $8,000 federal tax credit due to the recent extension. The amount of income someone can earn to qualify for the full amount of the credit has also increased. Single tax filers who earn up to $125,000 a year and joint filers who earn up to $225,000 are eligible for the total credit amount.
In addition, those who are selling homes are now eligible for a $6,500 federal tax credit, making The Preserve even more affordable for those who are trading a home for the convenience of condominium living.
In order to qualify, homeowners must have lived in their home for five years. Both federal tax credits – for first-time homebuyers and for those who are selling their homes -- expire on April 30, 2010.
"The combination of the incredibly low interest rate and the federal tax credit offer a buying opportunity that will not come again," said Csik. "For anyone who is thinking about buying, now is the time to sieze the moment – buying a home will never be as affordable."
